Getting a useful answer

What makes an estimate request useful

You do not need to diagnose anything. Describing the symptom in plain language is genuinely more useful than a guess at the cause, because the guess sometimes sends us looking in the wrong place. 'The back corner floods and stays wet for two days' tells us more than 'I need a French drain.'

Photos help enormously. Two or three shots — one wide enough to show the context, one close on the problem — will often let us tell you what you are dealing with, and roughly what it involves, before anyone drives out. For drainage problems specifically, a photo taken while it is actually flooded is worth more than ten taken dry.

Rough dimensions are useful if you have them, but pacing it out is fine. Nobody expects a measured drawing, and we will measure properly when we come out anyway.

Straight about money

How we price work, and why there is no price list

We do not publish per-square-foot pricing, and you should be a little suspicious of anyone who does. The same size driveway can differ substantially in cost depending on whether an old slab has to come out, how far a truck can get to the pour, whether the base needs building up, and whether the reason the last one failed is still sitting there waiting to do it again.

A number quoted before anyone has seen the property is a number that has to move later. We would rather give you an accurate figure after a free site visit than an attractive one on the phone that turns into a conversation about change orders halfway through.

What you get is a written scope and a real price. If we find something genuinely unexpected once work is underway — and on older properties that does happen — you hear about it and approve it before we act on it, not afterward on the invoice.

No mystery

What happens after you hit send

We read it the same or next business day and get back to you by whichever method you gave us. If something in the description suggests water is getting into a structure, we will move it up the queue — that category gets expensive quickly and is worth looking at sooner.

From there we set a time to come and look at the property. That visit is free and carries no obligation. We measure, check the grade and the base conditions, and work out what the job actually involves rather than what it looks like from a photo.

Then you get a written scope and a real number. Not a range, not a per-square-foot figure that moves once we start. If we find something during the work that genuinely changes the scope, you hear about it before we do it, not on the final invoice.

Before you send

Questions we get a lot.

How much does a concrete driveway or patio cost?

It depends on square footage, how much demolition and haul-off is involved, access for equipment, and how much base work the site needs. We give you a written number after seeing the property — not a range over the phone that changes later.

Do you charge for estimates?

No. Estimates are free and there is no obligation. Send photos and a short description and we will tell you honestly whether it is something we should come look at.

How soon can you come out?

We reply to estimate requests the same or next business day and schedule the site visit from there. Emergency and water-intrusion issues get moved up.

Are you licensed and insured?

Yes. We carry insurance and are happy to provide documentation before any work begins.

My yard holds water after it rains. Can that actually be fixed?

Almost always, yes. The fix is usually a combination of regrading and giving the water a buried route off the lot rather than a drain by itself. It starts with walking the property to find where the water is coming from.

There is a gap opening under my window and the brick is cracking. Is that serious?

It is worth looking at soon. A gap at a sill is an open path for water into the wall, and water in the wall gets expensive quickly. We can usually tell you from photos whether it needs immediate attention.

Can you handle several things at once?

That is generally the cheaper way to do it. Drainage, concrete, grading, and sod all disturb the same ground, so doing them as one project means the site only gets torn up once.

What areas do you serve?

We are based in Milton and work throughout Santa Rosa County and the surrounding Northwest Florida area. If you are not sure whether you are in range, just ask.

Do you work with businesses as well as homeowners?

Yes. Tell us about the property and the scope and we will let you know whether it is a fit.

What should I include when I request an estimate?

The property location, what is happening in plain language, and two or three photos. That is usually enough for us to tell you what the next step is.
